1Rebel Gym, ICD Brookfield Place

1Rebel has expanded to the Middle East, following the success of the brand in the UK and chose ICD Brookfield as a key destination within the cosmopolitan Dubai International Financial Centre (DIFC) area.

ISG Middle East were chosen to deliver the fit-out, and a key reason for this was ISG Middle East being a reputable contractor in the region, believing highly in worker welfare and equality. This was a priority for the client as in the UK this was a strong focus, and these values also had to be aligned in Dubai.

This gym was the first open plan space gym for 1Rebel however all areas followed the brand’s industrial, raw feel concept with luxury feel finishes such as a velvet curtain wall façade entrance and a high mirrored wall at reception.

The scope of works were delivered from shell and core and included: two studios (Ride and Reshape), an anticipation zone, and male and female changing room blocks with unique metal vanity and locker units.

The 10,000sqft venue has a significant amount of blockwork and metal works with sunburst and feature lighting, inspired by the Ain Dubai.
The space featured 90% of exposed ceilings and MEP with an acoustic spray to satisfy acoustic criteria in ICDBP. The specialist lighting and AV scope gives the project a real “WOW” factor.

1. Significant design changes throughout the project resulted in a huge variation exercise conducted post-contract.
2.  An immense steel subframe was introduced to the project mid-stage in which ISG had to install. This was a major project challenge as there was no access to fix the slab soffit due to three existing huge landlord ducts serving the mall units.
3. 1Rebel being within a prime location of the ground floor of ICD Brookfield with occupied neighbouring tenants.

1. The ISG team worked collaboratively with the client, the design team and supply chain to propose options to meet programme and budget requirements. Transparent communication was key to ensure all stakeholders were aligned on necessary processes regarding executing change orders.
2. ISG was proactive and managed numerous crucial workshops to expedite approvals to be able to submit to DDA for structural approval. High level of coordination of detail was required.
3. The ISG team ensured communication with the landlord to ensure everyone was aligned with all processes. Noisy works were completed throughout the night to ensure other tenants were not disturbed.
