ISG Middle East’s Full-Scale Transformation of Al Bahar Villas at Jumeirah Beach Hotel

Introduction

Jumeirah Beach Hotel has unveiled the fully reimagined Al Bahar Villas—a collection of 19 private villas featuring generous living spaces and stylish modern interiors with elegant arabesque finishes, designed by Sahar Al Yaseer of La Bottega UAE. The luxury beachfront retreats that have undergone a comprehensive transformation led by ISG Middle East to reflect a sophisticated harmony of architectural elegance, bespoke craftsmanship, and immersive guest experience.

 

More than a refurbishment, ISG Middle East delivered a full strip-out and rebuild of the villas, external areas, and common spaces—executing intricate construction and fit-out work that balances design intent, engineering precision, and operational continuity. The result is a benchmark in luxury hospitality renovation within a live environment.

Scope of Works: Full-Spectrum Redevelopment

Villa Interiors

The transformation began with the complete demolition of each of the 19 villas back to shell and core. ISG Middle East reconfigured the interior architecture to align with new layouts and spatial planning, followed by a full suite of construction and fit-out works.

The villa interiors underwent a full-scale transformation, beginning with the complete reconfiguration of all internal partitions to reflect the new floor plans. ISG Middle East carried out a full replacement of the MEP infrastructure to meet updated specifications, followed by the installation of new floor screeds throughout. These were finished with bespoke travertine paving, creating a seamless and elegant flooring solution. Bathrooms and showers were fitted with custom stone wall cladding and marble vanity units, while bedrooms featured bespoke joinery, including headboards and wardrobes. Polished plaster finishes were applied to all interior walls, complemented by bespoke wooden wall cladding in both bedrooms and living areas. The refurbishment was completed with custom lighting installations and the supply and installation of tailor-made loose furniture and curtains, resulting in a refined and cohesive interior scheme.

Villa Terraces & Pools

Each villa’s external space was comprehensively reworked to elevate privacy, luxury, and spatial continuity. The scope began with the complete demolition and removal of all existing finishes and screeds, allowing for the installation of new PU waterproofing and screeds for the private pools. To create a seamless transition between indoor and outdoor areas, the bespoke travertine paving used inside the villas was extended onto the terraces. The transformation was completed with custom landscaping and the installation of bespoke outdoor furnishings, enhancing both the visual appeal and functionality of each private retreat.

Main Pool Area, Entrance and Pool Lounge

A focal point of the redevelopment was the complete transformation of the main shared pool area. ISG Middle East carried out the full demolition of existing landscaping, screeds, and surface finishes, followed by the application of PU waterproofing and the installation of bespoke travertine paving. The area was elevated with the addition of custom-designed cabanas, premium pool furniture, and lush planting schemes. Notably, over 6,500 m² of travertine paving was meticulously dry-laid, installed, and polished to achieve a seamless and refined finish throughout.

Adjacent to this, the main entrance and pool lounge were also entirely reimagined, beginning with full interior demolition and the replacement of all MEP systems. The upgraded spaces now feature travertine wall cladding on structural columns and staircases, custom joinery elements including a bespoke mini-bar, and new screeds with travertine flooring. The refurbishment was completed with restored wooden decking, bespoke lighting, and handcrafted furniture, resulting in a welcoming, luxurious arrival and leisure experience.

Challenges and Execution

Executing a project of this scale in a live hospitality environment required strategic planning and precise coordination. ISG Middle East managed phased delivery and real-time alignment with hotel operations to ensure zero disruption to guests.

Key challenges included:

  • Bespoke Furniture Procurement & Coordination: The custom fixed and loose furniture packages demanded meticulous coordination with multiple suppliers across the UAE and internationally. Ensuring consistency in craftsmanship, timely delivery, and engineering compliance required close collaboration throughout the supply chain.
  • Travertine Paving Installation: Over 6,500 m² of hand-laid travertine stone was installed across villas, terraces, and pool decks. This involved a multistage process of dry laying, pattern matching, installation, and extensive grinding and polishing. The dusty nature of the grinding process made early-stage completion critical to the flow of subsequent works.
